Most JBSA-Lackland families buy on San Antonio's far west side: the Westover Hills and Highway 151 corridor, Alamo Ranch, and the Potranco Road and West Loop 1604 area. These neighborhoods offer newer homes, Northside ISD schools and typical drives of 15 to 30 minutes to the Luke East or Valley Hi gates. Helotes adds larger lots for a 30 to 40 minute drive. In 2026, an E-5 with dependents receives $1,869 a month in BAH.

What your BAH looks like at Lackland
Every JBSA location, including JBSA-Lackland, uses the San Antonio Military Housing Area (TX285). These are the 2026 monthly rates, effective January 1, 2026.

Buying near Lackland: what to know
Use builder incentives
The west side has many new-construction communities. Builders often offer closing-cost help or rate buydowns that pair well with a VA loan. Bring your own agent on the first visit so you are represented.
Plan for the rental later
Many Lackland buyers keep the home as a rental after their next PCS. Check HOA leasing rules and pick a floor plan that rents well.
Check the total tax rate
Some newer subdivisions add MUD or PID assessments on top of city and county taxes. Compare the full rate, not just the price.
Drive it at rush hour
Loop 410, SH-151 and Loop 1604 back up at shift change. Test your route at the time you would really commute.
