What your BAH looks like at Camp Bullis
Every JBSA location, including JBSA-Camp Bullis, uses the San Antonio Military Housing Area (TX285). These are the 2026 monthly rates, effective January 1, 2026.
- Your rate follows your duty station, not where you live, so you can choose any neighborhood.
- With a VA loan, many buyers aim for a total monthly payment at or below their BAH. A VA lender can show you what that means for price.

Buying near Camp Bullis: what to know
VA loans work at higher prices
With full VA entitlement there is no VA loan limit, which helps in Fair Oaks Ranch and Boerne. If you still have a VA loan on another home, your entitlement and the county limit affect your down payment. Talk to a VA lender early.
Inspect septic and wells
Hill Country homes on acreage may use septic systems or private wells. Add those inspections and ask about water rights and easements.
Split duty? Pick the middle
If you'll also work at Fort Sam Houston, Stone Oak keeps both commutes reasonable via US-281 and Loop 1604.
Expect I-10 and 1604 traffic
The northwest corridor is growing fast and construction is common. Drive your route at peak time before you write an offer.
